By submitting property details to us for the purpose of selling your property by advertising on our web site you are accepting our terms and conditions. We are not Estate Agents and do not have any way of verifying the details you provide us and act only by advertising space on our web site for you to sell your property.

Accepting our terms and conditions you are stating:-

That you are the legal owner or have the power of attorney to act on the owner’s behalf and therefore have the sole right to advertise the property.

That you give consent and copyright for Exel Property Network Ltd to publish these details on our web site and other property web sites for you.

IMPORTANT NOTICE ON ADVERTISEMENTS.

You can not use photographs or information from Estate Agents or other sources without their permission (copyright). All details and photographs that you provide to us entitle us to have copyright license. In respect of any claims made against us regarding copyright due to failure by you to ensure that you have the sole copyright will mean that you are in breach of our contract. We will reserve the right to take your advertisement of our web site under these circumstances and we will not refund any monies …As it is your sole responsibility any costs incurred due to breaching copyright laws will be your responsibility and you will re-in burse us on demand.

You are responsible for the advertisement its contents. Therefore you must be honest and accurate. The objective of supplying details is to attract buyers to view your property. You must not fabricate, mislead the buyer but provide brief details about the features of the property. You must not discriminate or use words that contain abusive, racist or obscene language that may be inappropriate and offend people these examples are not exhausted… We reserve the right not to publish details that are of this nature. A refund will not apply.

CANCELLATION

If you would like to cancel your payment, we offer a full refund providing you inform us within 24hrs after your initial on line order (in writing / e-mail)

You can cancel at anytime after the initial 24 hours by instructing us in writing. We will remove your details from our website. No refund will be apply.

By registering on line and activation the normal cooling off period of 7 days does not apply. Clause 8 (3) of The Consumer Protection (Distant Selling) Regulations 2000 states that the statutory cancellation i.e. Cooling off period 7 days does not apply where service has already commenced with the customer authorization.

FOR SALE SIGNS

Our professional 4 sale boards may increase your potential of a sale. The board displays our telephone number and website.

We advise you that under local planning regulations only one board may be displayed outside a property for sale ( even if it is on the same post).

The sale sign is either delivered or erected by a sign company depending on area. Once erected the title of ownership is passed to you. No responsibility will be born by Exel Property Network Ltd for damage or loss. When the property is sold or taken off the market we will collect the sign free of charge if requested.

If the sign is to be erected by us it will be sited at our discretion unless you specify where it is to be installed at the time of ordering.

NOTIFY US

When you have an offer on your property or when contracts are exchanged please inform us. We will delete your details from data base. This avoids time wasting for all concerned.

EXEL’S LIABILITY

The fee charged is to advertise on our web site and other property websites. Although your property can remain on our site until sold. In order for payment to be accepted on line we are obliged to limit our financial liability and therefore once the property details have been displayed on our site for 30 days our obligation to you is deemed delivered.

The properties are published on other web sites such as fish4 homes; this is an example which is not exhausted. You have unlimited advertising on our web site and any other sites we have a contract with .

The maximum liability for any loss whatsoever arising out of our negligence is the price that was paid for the advertisement.

We do not guarantee to sell your home but we offer an alternative and extended service by advertising space on our web site… increasing the potential of selling your home. Times and trends have changed and the internet provides a service in showing many people your home and allowing you to arrange viewings at your convenience..

Interruption of our service. The service may be interrupted due to reasons beyond our control. Whilst we appreciate that this is inconvenient we will endeavor to keep this to a minimum and do our best to restore the site as soon as possible. No refund will be made under any circumstances.

COMPLAINTS

Customer service is important to us. If you should feel the need to complain please notify us immediately and we will endeavor to look in to the matter within 5 working days
