Q How much does it cost?
A The cost is £29 inclusive of vat. There is no commission this is a one off fee and there is nothing else to pay. If you require a sign that is optional and is £74. Payment is on line or by cheque payable to Exel Property Network Ltd.

Q Is there a time limit?
A No you can advertise until your property is sold. However we have to limit our liability and therefore once your property has been on our website for 30 days it is deemed delivered. It is your responsibility to notify us when you have a buyer or wish to remove the details from our web site to avoid time wasting for all concerned.

Q Are you an Estate Agent?
A No we are an office based internet sales company .

Q What makes you different to other companies?
A We deal in local properties, operating from offices and offer a friendly and professional telephone service. We are not just another internet company working from a room in a house. Many homeowners move within their local area and this site offers them the opportunity to sell their home privately. We market our company through Fish 4, Fire radio, local papers, leaflets, Full colour brochure.

Times and trends have changed and we are now shopping on line for almost everything. Vendors now have a choice in selling independently and at their convenience and in the comfort of their home. Registering with us increases the potential in not only selling your property but finding your new property. We match by Buyers and sellers for a fixed fee by using our secure data base. (our site is updated daily Monday- Friday)

No computer no problem… call us to register your property or for details of properties in your area.

Q Can I sell my house privately?
A Yes .You do not need an estate agent to sell your home.

An estate agent offers a service and advertises your property for sale, they assist in viewings and negotiations.

It is your choice on how you sell your home and whether the costs for selling it through an estate agent are justified.

Q What if I am registered with an estate agent?
A Yes. You are allowed to sell your home privately and advertising your property with us does not affect the general form of agents contract.

In general you would only expect to pay a fee if the agent finds you a buyer. Of course it does depend on the precise terms of your contract which we recommend you check carefully.

Q Should I notify my estate agent?
A It is good practice to do so and it may avoid misunderstandings.
Remember that in general the agent will not get any payment unless they find you a buyer.

Q How do I value my property?
A Valuation. There are several companies that offer a valuation service and have listed 2 below.
www.mouseprice.com
www.ourproperty.co.uk.

Alternatively you will be aware of properties sales in your area through local papers, online web sites etc. which will give you a good indication of the market price. Valuation through surveyors.

Q What advantages of selling your home privately?
A
1. Saving thousands on estate agents fees
2. Viewings at your convenience
3. To negotiate a fair price. No one knows your home better than you. You are not on commission and do not need to sell the property for a wage.

Many people have good communication skills and deal in their own home administration. This is an advantage and selling your home is an extension of your skills.

Q Can I change my property details?
A Yes – Just email us using your reference number and address. That’s no problem leave the rest to us.

Q Do you have more than one property?
A No problem, call us regarding discounted prices.

Q Do I need a 4 sale sign?
A No this is optional . However if your property is in an area that has people passing then a sign will increase the potential of selling your home. Often it is a local person looking to move perhaps a visitor to a neighbours property. A sign informs people that your property is 4 sale.

The sign states that it is a private sale viewings by appointment only.

Our number and website are displayed on the sign and the potential buyer can contact us direct . If your telephone number is on the web page then they will contact you direct . The choice is yours…Please allow 7 days for the sign to be delivered.

Q How should I do viewings?
A Allow adequate time for showing prospective buyers around. A free 10 minutes slot that you make available will leave a poor impression to the potential buyer who is making a large investment. Allow at least 30-40 minutes this will be enough time to show your visitors around the property ask questions and perhaps have a second look around… Of course if your property is a mansion then amend times accordingly.

Ensure that you allow enough time between viewings. The first buyer may be late the second early.

It’s a good idea to allow specific days and times for viewings so that all members of the household are aware that these days and times are designated for the potential Buyer. E.g. Tuesdays and Thursdays between 7.30- 8.30 pm and perhaps either a Saturday or Sunday afternoon 2-4pm … A calendar in the kitchen, highlighting all Potential viewing days… Marking in a viewing will alert everyone to a visit.

Remember that no one knows your home better than you … Play down any negative issues and highlight the positive issues..

Have a file for guarantees on Windows heating etc together with the council tax and water and sewage charges

Q How do I obtain the Maximum price for my property?
A Five steps to obtain the maximum price for your home.

1. The front of the house is welcoming- No paint peeling, rubbish, Garden tidy

2. Entrance. The initial hallway is to be clean, tidy and clutter free.

3. Décor. Neutral colour’s look clean and bright and give an illusion of more space dark/ vibrant colour’s can make rooms look smaller. Remember use these colour’s in moderation.

4. If you smoke or have pets ensure that your house smells fresh and clean

5. Garden and patio areas. The perfect garden is not necessary but cutting back growth and mending damaged fence panels and ensuring the patio area has been cleaned.
